863.6 million dinars in investment real estate transactions since the beginning of the year

The country’s investment real estate sector recorded transactions valued at 863.59 million Kuwaiti dinars from the beginning of the year through September 22, involving 932 deals. The last three months accounted for approximately 342.49 million dinars across 359 transactions, representing about 39.7 percent of the total transaction value recorded during the monitoring period.

Data from the market, issued by the Ministry of Justice, showed diversity in transactions among buildings, apartments, and land plots, with variations in asset values and price per square meter depending on location, area, and property type.

Ahmadi Governorate led in the number of transactions with 483 deals, followed by Hawalli with 279, Farwaniya with 92, Mubarak Al-Kabeer with 47, the Capital Governorate with 46, and Jahra with 5 transactions.

Regarding property types, apartments topped the list with 431 transactions, followed by buildings with 393, and land plots with 93 transactions. The remaining operations were distributed among houses, complexes, shops, buildings under construction, and others.

During September, high-value deals emerged, including the sale of a building in Fintas covering an area of 5,393 square meters for 13.5 million dinars, equivalent to 2,503 dinars per square meter. In Bani Qar, the sale of a 1,000-square-meter building reached 3.175 million dinars, at a price of 3,175 dinars per square meter. Meanwhile, Salwa recorded a transaction valued at 2.65 million dinars for an area of 792 square meters, at a price of 3,345 dinars per square meter.

Farwaniya also witnessed the sale of a 935-square-meter building for 1.87 million dinars, at a price of 2,000 dinars per square meter, alongside another deal valued at 1.776 million dinars for 800 square meters.

Apartments constituted a significant portion of the transactions, particularly in Mahboula, Hawalli, and Farwaniya. In Mahboula, the values of several deals ranged between 35,000 and 108,000 dinars, with prices per square meter ranging from 548 to 1,018 dinars.

Land plots were also present in the transactions. Hawalli saw three similar deals on September 1, each valued at approximately 1 million dinars for areas of around 570 square meters, with prices ranging between 1,751 and 1,754 dinars per square meter. In Salwa, a land plot was recorded at a value of 1.7 million dinars for 780 square meters, at a price of 2,179 dinars per square meter.
