"Al-Shal": KD 397.1 million in real estate transactions in July

The Shal report indicated that the latest available data from the Ministry of Justice (excluding both the artisanal activity and the coastal strip system) showed an increase in real estate market liquidity in July 2026 compared to June 2026. The total value of transactions for July reached approximately 397.1 million dinars, which is 23.7% higher than the liquidity level in June, which stood at around 321 million dinars. However, this figure was 10.3% lower than the liquidity recorded in July 2025, which was then around 442.7 million dinars.

The number of transactions totaled 569. Al-Ahmadi Governorate recorded the highest number with 252 transactions, accounting for approximately 44.3% of the total, followed by Hawalli with 101 transactions (17.8%), while Mubarak Al-Kabeer recorded the lowest number with 39 transactions (6.9%).

The report noted that the transaction value for the private residential sector reached approximately 168 million dinars, an increase of about 0.5% compared to June, when it stood at around 167.2 million. Its share of total real estate transactions decreased to approximately 42.3%, down from 52.1% in June. The monthly average transaction value for private residential property over the last 12 months was around 152.5 million dinars, meaning July’s transaction value was 10.2% higher than this average. The number of transactions in this sector was 418, compared to 458 in June, bringing the average value per transaction to approximately 402,000 dinars, up from around 365,000 dinars in June, representing an increase of about 10.1%.

The report indicated that the transaction value for the investment residential sector reached approximately 137.1 million dinars, an increase of about 46.2% compared to June, when it stood at around 93.8 million. Its share of total liquidity rose to approximately 34.5%, up from 29.2% in June. The monthly average transaction value for this sector over the last 12 months was around 114.1 million dinars, meaning July’s transaction value was 20.1% higher than the 12-month average. The number of transactions in this sector in July was approximately 133, compared to 126 in June, bringing the average value per transaction to around 1 million dinars, up from approximately 744,000 dinars, representing an increase of about 38.5%.

The report recorded an increase in the transaction value for the commercial sector to approximately 90.2 million dinars, a rise of 56.6% compared to June, when it stood at around 57.6 million. Its share of total transaction value increased to approximately 22.7%, up from 17.9% in June. The monthly average transaction value for the commercial sector over the last 12 months was around 85.1 million dinars, meaning July’s transaction value was approximately 6.0% higher than the 12-month average. The number of transactions was 17, compared to 11 in June, bringing the average value per transaction in July to approximately 5.3 million dinars, compared to June’s average of around 5.2 million, representing an increase of about 1.3%.

Additionally, a single transaction for the warehouse sector was recorded in July with a value of 1.8 million dinars, compared to a transaction valued at 2.4 million in June, representing a decrease of 24.5%.

The report compared total July transactions with those of the same month last year (July 2025), noting a decline from approximately 442.7 million dinars to 397.1 million, a decrease of 10.3%. This decline included warehouse liquidity by 67.9%, investment liquidity by 27.5%, and commercial liquidity by 14.1%, while private residential liquidity increased by 17.6%.
