27.4 million dinars in real estate sales in 8 days

Transaction data from the real estate registration authority showed 73 transactions valued at approximately 27.4 million Kuwaiti dinars during the period from August 2 to 10. These transactions were distributed among residential properties, investment assets, and warehouses, with a notable concentration of activity in Ahmadi, which led all governorates in both the number of transactions and trading volume.

Ahmadi accounted for 46% of the total transaction value for the period, recording 33 transactions worth approximately 12.42 million dinars. Al-Jahra came in second with 13 transactions valued at 6.61 million dinars, followed by Farwaniya with 13 transactions worth approximately 4.13 million dinars.

Hawalli recorded six transactions valued at 3.363 million dinars, while Mubarak Al-Kabeer saw transactions totaling approximately 2.23 million dinars across six deals. The capital city recorded two transactions worth 1.08 million dinars.

At the district level, Sabah Al-Ahmad Al-Jaber Al-Sabah City emerged as the most active area in terms of transaction volume, recording 14 transactions during the period, which included land and residential homes. Land deal values ranged between 150,000 and 340,000 dinars, while a house on a 480-square-meter plot was sold for 525,000 dinars.

In terms of activity, Al-Mutlaa ranked next with 11 transactions totaling 3.31 million dinars, almost all of which fell under the private residential category, indicating sustained residential activity in the area.

Al-Mutlaa’s deals were distributed across 11 houses, each with an area of 400 square meters, with values ranging between 230,000 and 420,000 dinars. The area recorded three transactions on August 2 valued at 230,000, 320,000, and 300,000 dinars, and one transaction on August 3 for 305,000 dinars. On August 4, transactions were valued at 300,000, 238,000, and 300,000 dinars; on August 5, they were 300,000 and 420,000 dinars; and on August 6, each transaction was valued at 300,000 dinars.

An investment building in Salmiya topped the list of highest-value transactions during the period, with a value of 1.77 million dinars for a property covering 770 square meters. An investment building in Abu Halifa came in second, valued at 1.6 million dinars for an area of 750 square meters.

Other high-value transactions included an investment building in Al-Mabhoula valued at 955,000 dinars for an area of 500 square meters, and an investment plot in Abu Halifa valued at 850,000 dinars on a 713-square-meter area.

Additionally, a 376-square-meter house in Qibla was sold for 630,000 dinars, while a 400-square-meter residential plot in Fintas was valued at 575,000 dinars.

A 480-square-meter house in Sabah Al-Ahmad Al-Jaber Al-Sabah City was sold for 525,000 dinars, while an industrial storage plot in Al-Aridya was valued at 500,000 dinars, involving a partial sale representing 85.42% of the property, with an area of 1,000 square meters.

The data also recorded several low-value transactions, the most notable being a partial sale in Abraq Kuwait for 1,000 dinars; however, this transaction represented only a 2.51% share of the property and did not constitute a full sale.

Following this, a house in Sabah Al-Nasser Suburb was sold for 30,000 dinars, an investment apartment in Al-Mabhoula for 44,000 dinars, an apartment in Fintas for 48,500 dinars, and another investment apartment in Al-Mabhoula for 52,500 dinars.
