Three areas lead residential real estate transactions since the beginning of the year

Three areas in Kuwait emerged among the most active in the residential real estate market since the beginning of the year, according to data available at the Real Estate Registration Department of the Ministry of Justice. Sabah Al-Ahmad Al-Jaber Al-Sabah City (Marine) topped the list in terms of the number of transactions, followed by Al-Mutlaa and then Al-Zahraa.
Sabah Al-Ahmad Al-Jaber Al-Sabah City (Marine) led the most active areas, recording 565 transactions since the start of the year with a total value of 176.4 million Kuwaiti dinars, while the average transaction value stood at approximately 312,200 dinars. These figures reflect a broad trading base in the area compared to other regions covered by the data, both in terms of the number of transactions and total traded value, securing Sabah Al-Ahmad Al-Jaber Al-Sabah City (Marine) the top spot in the ranking of the most active areas by transaction volume.
Al-Mutlaa ranked second, with 287 transactions recorded since the beginning of the year, totaling 86.34 million dinars, and an average transaction value of 300,800 dinars.
Although Al-Mutlaa trails Sabah Al-Ahmad Al-Jaber Al-Sabah City (Marine) significantly in terms of transaction volume, it maintained a prominent position among the most active areas, benefiting from rising demand and citizens’ desire to reside there, despite the emergence of new residential zones.
Al-Zahraa ranked third in terms of transaction volume, recording 175 transactions with a total value of approximately 77.39 million dinars. The area was affected by the law prohibiting land hoarding, as most transactions involved land plots. Consequently, the average transaction value in this area reached approximately 442,300 dinars, the highest among the three areas.
