6% rise in average transaction value at 'Al-Sakani' to 401.8 thousand dinars in July

The average transaction value in the residential sector rose by 6.03 percent year-on-year in July last year, reaching approximately 401,800 dinars, compared to an average of 379,000 dinars during the same period in 2025.
Total trading volume in the residential sector during the aforementioned period amounted to 167.9 million dinars, representing a 17.6 percent increase compared to 142.89 million dinars. The number of transactions also rose from 377 to 418, a 10.9 percent increase.
On a monthly performance basis, the average transaction value in January 2026 increased to approximately 436,200 dinars, compared to 376,900 dinars in January 2025, a 15.7 percent increase. Trading volume reached 133.9 million dinars, distributed across 307 transactions, compared to 105.9 million dinars through 281 transactions in the corresponding month of the previous year.
In February, the average transaction value reached approximately 474,200 dinars, up from 413,300 dinars in February 2025, an increase of 14.7 percent. Trading volume rose to 169.3 million dinars, executed through 357 transactions, compared to 138 million dinars through 334 transactions in the same month last year.
In March, the average transaction value declined slightly to 390,100 dinars, compared to 391,100 dinars in March 2025, a decrease of 0.3 percent. Trading volume recorded 90.9 million dinars distributed across 233 transactions, compared to 102.1 million dinars through 261 transactions during the corresponding month of the previous year.
The average transaction value in April rose to approximately 426,000 dinars, compared to 382,100 dinars in April 2025, a growth rate of 11.5 percent. However, trading volume declined to 131.2 million dinars compared to 145.2 million dinars, and the number of transactions decreased from 380 to 308.
The average transaction value in May dropped to 376,800 dinars, compared to 406,700 dinars in May 2025, a decrease of 7.4 percent. Trading volume also fell to 128.1 million dinars, down from 158.6 million dinars, while the number of transactions declined from 390 to 340.
In June, the average transaction value hit its lowest level in the first half of the current year at 364,800 dinars, compared to 499,300 dinars in June 2025, a decrease of 26.9 percent. This occurred despite an increase in trading volume to 167.1 million dinars, up from 144.3 million dinars, accompanied by a surge in the number of transactions, which rose from 289 to 458.
The monthly performance of the residential sector during the first half of 2026 showed clear divergence among months. The first three months recorded increases in the average transaction value compared to the same period last year, before beginning a gradual decline during the second quarter. This reflects increased activity in lower-value transactions and an expansion of the trading base, which contributed to stabilizing the average transaction value for the first half as a whole, near the levels of the previous year.
