Al-Shaal Report: 321 million KD in liquidity for the real estate sector in June

The “Ash-Shal” report stated that the latest available data at the Ministry of Justice – Real Estate Registration and Documentation Administration (excluding both the craft activity and the coastal strip system) indicate an increase in real estate market liquidity in June 2026 compared to May 2026. The total value of transactions for June reached approximately 321 million dinars, which is 38.7% higher than the liquidity level in May, which stood at around 231.4 million dinars. However, it was 9.2% lower than the liquidity in June 2025, which was then around 353.6 million dinars.
The number of transactions reached 596, with Ahmadi Governorate recording the highest number of transactions at 281, representing approximately 47.1% of the total. It was followed by Hawalli Governorate with 105 transactions, accounting for about 17.6%, while the Capital Governorate recorded the lowest number of transactions at 41, representing approximately 6.9%.
The transaction value for the private residential activity reached approximately 167.2 million dinars, an increase of about 30.4% compared to May, when it stood at around 128.2 million dinars. Meanwhile, its contribution share decreased to approximately 52.1% of the total real estate transaction value, down from 55.4% in May.
The report noted that the monthly average transaction value for private residential activity over the last 12 months was approximately 150.4 million dinars, meaning June’s transaction value was 11.2% higher than the average. The number of transactions for this activity reached 458, compared to 340 in May. Consequently, the average value per transaction for this activity stood at approximately 365,000 dinars, down from around 377,000 dinars in May, representing a decrease of about 3.2%.
The transaction value for the investment residential activity reached approximately 93.8 million dinars, an increase of about 15.6% compared to May, when it stood at around 81.1 million dinars. Its contribution share to total liquidity decreased to approximately 29.2%, down from 35.1% in May.
The monthly average transaction value for the investment residential activity over the last 12 months was approximately 118.5 million dinars, meaning June’s transaction value was 20.8% lower than the 12-month average. The number of transactions for this activity in June reached approximately 126, compared to 103 in May. Thus, the average value per transaction for the investment residential activity stood at approximately 744,000 dinars, down from around 788,000 dinars, representing a decrease of about 5.5%.
The transaction value for the commercial activity rose to approximately 57.6 million dinars, an increase of 194.0% compared to May, when it stood at around 19.6 million dinars. Its contribution share to total real estate transaction value increased to approximately 17.9%, up from 8.5% in May. The monthly average transaction value for the commercial activity over the last 12 months was approximately 86.3 million dinars, meaning June’s transaction value was 33.3% lower than the 12-month average.
The number of transactions for this activity reached 11, compared to 16 in May. Consequently, the average value per transaction in June stood at approximately 5.2 million dinars, compared to May’s average of around 1.2 million dinars, representing an increase of about 327.6%.
Additionally, a single transaction for the warehouses activity was recorded in June with a value of 2.4 million dinars, compared to a transaction valued at 2.5 million dinars in May, representing a decrease of 4.6%.
Comparing the total transactions of June with those of the same month last year (June 2025), we observe a decline from approximately 353.6 million dinars to around 321 million dinars, a decrease of 9.2% as previously mentioned. This decline included a 42.7% drop in liquidity for the investment residential activity and a 21.7% drop for the commercial activity, while liquidity for the private residential activity rose by 46.3% and liquidity for the warehouses activity increased by 20.5%.
