Greater Cairo and Alexandria Launch the 'Real Estate Transactions' Application
Cairo - Nadeh Imam: Rasha Abdel Al, head of the Egyptian Tax Authority, confirmed that the launch of the “Real Estate Transactions” application is in implementation of Finance Minister Ahmed Kojok’s directives to expand digital transformation, simplify tax procedures, and facilitate the process for taxpayers by providing advanced electronic services that help save time and effort, and deliver a more convenient and efficient tax experience.
She explained that the application is being rolled out gradually. The first phase targets taxpayers in Greater Cairo and Alexandria, specifically those who are not registered with the Authority and do not have a registration number, provided their place of residence is in Greater Cairo or Alexandria, as well as registered taxpayers, provided their main activity file is located in Greater Cairo or Alexandria. The application will be gradually expanded in subsequent phases.
Abdel Al added that the application represents a qualitative leap in the delivery of real estate transaction tax services, enabling taxpayers to complete all procedures electronically without the need to visit tax offices. This includes registering a real estate transaction request, uploading required documents, monitoring the status of the request, calculating the due tax, and securely paying it electronically. It also allows for obtaining the clearance certificate and tracking any updates to the request, such as additional procedures or tax differences, if any, and verifying the authenticity of clearance certificates issued through the application.
Abdel Al emphasized the Tax Authority’s commitment to providing clear and simplified digital services that help citizens access the appropriate service according to their needs. She clarified that the “Real Estate Transactions” application is dedicated to services related to the real estate transaction tax associated with the sale or disposal of property in accordance with legal provisions. Annual real estate tax services, on the other hand, are provided through a separate application dedicated to that purpose and managed by the Real Estate Tax Authority.
She added, “We urge citizens to identify the service they need before using the application, as each service has its dedicated application, ensuring swift processing and access to the correct service from the competent authority. If the service relates to the real estate transaction tax upon selling or disposing of property, the ‘Real Estate Transactions’ application is the appropriate one. However, if the service concerns the annual real estate tax, it should be obtained through the application affiliated with the Real Estate Tax Authority.”
